The redevelopment of AIRE Spa in London showcases advanced construction techniques and precise execution in a challenging urban environment. Situated at a discreet site, the project involved complex structural solutions to support a luxury wellness facility while integrating with existing infrastructure.
Key highlights include extensive underpinning, with foundations reinforced to 4 meters beneath 1.3-meter-deep pools, and pinning of 2-meter-thick brick walls at significant depths. The removal of structural elements was achieved with Pynford Beams, creating openings in brick walls without the need for temporary supports.
Due to the absence of initial base drawings, the team engaged in daily collaboration with Contractor’s Design Portions to adapt designs in real-time, covering piling, reinforcement, waterproofing, and beam installation. Structural modifications ranged from basement level (-2) to the first floor, including a new extension, mezzanine, and curved concrete soffits replacing failing brick vaults, enhancing both form and function.
The project also integrated a new UKPN substation within an adjacent building, seamlessly incorporated into the existing infrastructure. The ground floor and basement were reconfigured to create a refined Spa & Wellness Centre, transforming the space into a peaceful retreat.
